LOCAL AREA EXPLORER

Sources and methodology

Every number in the Local Area Explorer comes from a named, public source, and we show aggregate figures only. We never publish individual home sales or listings. Here is exactly where each number comes from, how current it is, and how often it changes.

Our standard

  • Evidence first. Every figure is tied to an official source you can check yourself.
  • Aggregate only. We show area-wide numbers, never a single household or a single sale.
  • Honest about limits. Where a figure is an estimate, or an area is approximate, we say so plainly.

Homes

The number of occupied private dwellings (households) in the community.

  • Source: Statistics Canada 2021 Census, and City of Calgary community profiles for Calgary communities.
  • Vintage: 2021. Refresh: the census runs every five years. The next count is 2026.

Resident snapshot

Population, age mix, household size, home ownership, families with children, and when the area was built.

  • Source: City of Calgary 2021 community profiles, which redistribute the Statistics Canada 2021 Census to each community's boundary.
  • Vintage: 2021. Refresh: every five years.
  • Prime buyers and sellers (ages 30 to 64): this is the core home-owning, earning and moving age range. It is not a single published number, so we calculate it by adding the 2021 Census five-year age groups from 30 to 34 through 60 to 64 and dividing by the community's population.
  • Rocky View County areas: the County reports its figures county-wide rather than by community, so community-level resident figures are not shown for the acreage areas or for Monterra.

Median household income

The midpoint household income, so half of households earn more and half earn less. We use the midpoint rather than the average because a few very high incomes can pull an average upward.

  • Source: Statistics Canada 2021 Census (2020 income year). For the Rocky View acreage areas, the Rocky View County figure.
  • Vintage: 2020 income year, from the 2021 Census. Refresh: every five years.

Typical detached home

The benchmark price of a standard single-family (detached) house. It is the industry's idea of a "typical home," not any one listing.

  • Source: Calgary Real Estate Board (CREB) benchmark, supported by recent MLS aggregate sold prices.
  • Vintage: 2026. Refresh: monthly.
  • Why not assessed value: this is higher than a home's assessed value. Assessments lag the market and blend in condos and townhomes, so they understate what a typical house is worth today. We show the detached benchmark so the number reflects the current market for a house.

Housing mix

The share of homes that are houses, townhomes, and condos or apartments. It explains the value figure: the more condos in an area, the lower its all-in average, which is why we show a typical detached house on its own.

  • Source: City of Calgary census (structural type) for Calgary communities. The acreage areas are effectively all detached houses. Cochrane's split is a careful estimate, marked as an estimate on the map.
  • Refresh: with the census, every five years.

Market activity

How quickly homes sell and the year-over-year price trend.

  • Source: CREB monthly district and community statistics.
  • Vintage: mid-2026. Refresh: monthly.

Area outlines

When you click a community, the map draws its area.

  • Exact boundaries: Tuscany, Royal Oak and Rocky Ridge use the City of Calgary's official community boundaries. Cochrane uses the Town of Cochrane municipal boundary.
  • Approximate zones: Bearspaw and Springbank are rural acreage areas with no formal community boundary, so we show an approximate zone (a general area), clearly marked as such, rather than a precise line. Harmony sits within the Springbank area, so it falls inside the Springbank zone.
  • Rocky View County (shown in a different colour): Bearspaw, Springbank and Monterra are in Rocky View County, not the City of Calgary or the Town of Cochrane, so they are marked in a separate colour. Monterra sits on Cochrane Lake just outside the Town of Cochrane, and because it has no official community boundary it is shown as a single labelled point rather than a zone.

A note on estimates

Where you see an asterisk (*), the figure is our best estimate from the best available public data, not a directly published number. We mark it so you always know the difference.

What we will not show

The Local publishes aggregate, area-wide data only. We do not publish individual property listings, addresses, or sold prices.
