Looking back at Bearspaw Real Estate's August 2025 market report, the strongest differentiators were not simply bigger houses. Larger parcels were becoming harder to find, while buyers were still paying attention to established communities, privacy, premium settings and homes that did not require a ground-up build.
That matters because acreage pricing is rarely a clean price-per-square-foot exercise. The house is only part of what the buyer is buying.
116 Church Ranches Place sat at the most ambitious end of the August 2025 report: a $5.6-million listing on 5.11 acres, with nearly 9,000 square feet plus an indoor pool, theatre and extensive water features.
It is a useful example of how the upper end differentiates itself. Size mattered, but so did the combination of land, custom amenities and a mature estate setting.

The report highlighted 172 Hillside Terrace as a five-bedroom, five-bath estate of roughly 3,760 square feet and around $2.5 million. The useful part was not the transaction in isolation. Watermark was attracting buyers who wanted privacy and room while remaining connected to schools, pathways and recreation.
The August 2025 report used 28 Villosa Ridge Drive as an example of demand for established acreage homes that were ready to live in. For buyers comparing an existing estate with a custom build, condition and readiness were part of the value proposition, not an afterthought.
The 2025 report pointed to limited larger parcels, golf-course access, lake frontage, privacy and established acreage settings as important value signals. Those differences are exactly why two properties that look close together on a map can behave very differently in the market.
Market prices, inventory and benchmark figures move. The more durable takeaway from this 2025 snapshot is what buyers appeared to be rewarding: scarcity, privacy, established settings and homes that reduced the friction of acreage living.
Anyone making a decision now should use current comparable sales and current property data rather than treating these 2025 figures as today's market.
